Esta decisi\u00f3n tiene un impacto directo en el eur\u00edbor, el \u00edndice de referencia para la mayor\u00eda de las hipotecas variables en Espa\u00f1a.<\/p>\n\n\n\n<p>Hace un a\u00f1o, en enero de 2024, el eur\u00edbor a 12 meses se encontraba en torno al 3,609%. Con la reciente bajada de tipos, el eur\u00edbor ha descendido hasta aproximadamente el 2,527% en enero de 2025.<\/p>\n\n\n\n<p>Para ilustrar c\u00f3mo afecta esta disminuci\u00f3n a una hipoteca de 100.000\u20ac a 30 a\u00f1os, consideremos los siguientes escenarios:<\/p>\n\n\n\n<p><strong>Hipoteca en enero de 2024:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Tipo de inter\u00e9s:<\/strong> Eur\u00edbor (3,609%) + diferencial (por ejemplo, 1%) = 4,609%<\/li>\n\n\n\n<li><strong>Cuota mensual:<\/strong> Aproximadamente 514,14\u20ac<\/li>\n<\/ul>\n\n\n\n<p><strong>Hipoteca en enero de 2025:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Tipo de inter\u00e9s:<\/strong> Eur\u00edbor (2,527%) + diferencial (1%) = 3,527%<\/li>\n\n\n\n<li><strong>Cuota mensual:<\/strong> Aproximadamente 449,04\u20ac<\/li>\n<\/ul>\n\n\n\n<p>Esto representa una reducci\u00f3n de alrededor de 65,10\u20ac mensuales, lo que se traduce en un ahorro anual de 781,20\u20ac.<\/p>\n\n\n\n<p>Es importante destacar que estos c\u00e1lculos son aproximados y pueden variar seg\u00fan el diferencial aplicado por cada entidad bancaria y las condiciones espec\u00edficas de cada hipoteca.
